All of a sudden Studio wont let me adjust VST addons in realtime and losing up to 7 secs of tracks because of buffering at the start. Why?

If you are using UPnP transmission:
… plugins (AU and VST3) can’t be used in real-time mode when you output to a UPNP with Audirvāna; this is a known fact since the software introduced the feature.
We would like to add the possibility of using plugins in real time (or semi-real time, if I can say so) while using UPNP, but I can’t tell when it will be added to the software; I’m sorry about this and hope it will give you a valuable answer.
Otherwise reboot your playback system…
